BASIC REQUIREMENTS FOR RENTAL
  • We obtain references from previous accommodations and take a credit check.
  • There must be no outstanding, i.e. overdue, unpaid debts.
  • Applicants cannot be approved if they have more than two settled payment complaints, none of which may relate to rent, or have had collection claims relating to rent in the past year.
  • Income that is sufficient to cover the rent. The income must be verifiable. The rent should not exceed one third of the gross income.
  • Income is salary, unemployment insurance, sickness compensation, pension, income from capital, student loans, activity compensation, income support, maintenance allowance/support, housing allowance/housing supplement, parental benefit, child benefit or other proven ability to pay.

If you have been offered an apartment with us, you will be invited to an inspection. At the inspection, you, the departing tenant and a representative from Skyview Byggare AB Förvaltning will be present and you will then normally receive keys to your new apartment.
 Move-in will take place no earlier than the first day of the month according to the rental contract.

Maintenance and installations
 
 
When installing a washing machine, dryer, dishwasher or other equipment that could damage the apartment, the landlord must be contacted. Installation must be carried out professionally. The tenant is responsible for any damage and should check what applies in the home insurance.
 When wallpapering the apartment itself, the wallpaper must be of the same make, quality and type as in the rest of the house. The color must be neutral. Painting on wallpaper is not approved. To avoid a restoration obligation, the landlord must be contacted if in doubt. When placing pictures, etc. on the walls, only x-hooks should be used. If the wallpaper is damaged beyond normal wear and tear, the tenant is obliged to pay for re-wallpapering when moving out.
 In cases where underfloor heating is installed in the bathroom, the electricity consumption is paid by the tenant.
 In the event of neglect of the apartment, the contract may be terminated.
The floor drain is obliged to be cleaned continuously.
Rules of procedure
 
 
The tenant may not make noise or perform work in such a way or otherwise behave in such a way that nearby residents may be disturbed. This may result in the contract being terminated for vacating and the obligation to pay any costs that arise in connection with the disturbance.
 The tenant must carefully clean up after themselves after using the laundry room.
 The tenant should take out home insurance to protect themselves, e.g. in the event of claims for damages.
 Doors and windows in the basement, attic and other public areas must be kept closed.
 Objects may not be placed in stairwells or other public areas.
 The tenant must sort their waste according to the possibilities available in the property.
The rent
 
 
 The rent must be paid in advance no later than the weekday before the beginning of each calendar month.
 The tenancy is forfeited if the tenant delays paying the rent more than one week after the due date.
 If the tenant repeatedly fails to pay his rent, the tenant may lose his right to an extension of the lease upon termination.

APARTMENT EXCHANGES

If you want to change your apartment and have found someone to change with, the apartment exchange must be approved by us at Skyview Byggare AB and the other landlord. The possibility of changing your apartment applies to everyone who has a first-hand contract. You can read more about the possibility of changing in Section 35 of the Tenancy Act.

You can exchange your apartment for another rental property. The prerequisite for the exchange is that you give up your current home in order to obtain another home. According to current practice, changing to a tenant-owned property or villa can only take place in exceptional cases. Your possibility of changing to another home is also limited when there are other vacant homes in the area that you can rent.

According to the Tenancy Act, you must have significant reasons to get permission to change apartments. For example, it may be that you need a smaller or larger home due to changed family circumstances. In order for Skyview Byggare AB to approve the exchange, it is also required that the person moving in with us has income so that the rent can be paid and that there are good references from the previous landlord.

We would like you to attach a personal ID card to the exchange application stating that you are registered in your apartment. Income information, such as a current employer certificate, as well as the three most recent pay slips or income from unemployment insurance/pension for the person who is going to move in with us, must also be attached to the application.

If you have obtained the apartment through your own exchange of apartments, stronger reasons are required for a new exchange of apartments to be carried out within the first year since the previous exchange.

Remember that it is very important that you provide correct information in the exchange application and that you, and those you are exchanging with, really move in the way you have stated in the application. Providing incorrect information or not moving in as stated may be grounds for termination of the lease.

You can sublet your apartment if you are going to study or work temporarily elsewhere. We also approve trial accommodation for cohabitants for a shorter period. Just remember that the primary tenant is still responsible for the apartment.

To apply for permission to sublet, we need the following documents, you can find them under  forms and documents .
  1. Subcontract in 3 originals.
  2. Second application. Send a certificate from your employer or school for the period you want to rent out the apartment. If you have other reasons, write them down on an A4 page and send them along.
  3. Write down the address and telephone number of your new, temporary residence or a contact person so that we can reach you. If you are unable to attend to your obligations during the rental period, you will need to submit a power of attorney for someone who can do it for you.
MOVING OUT

 

The notice period is always three months, regardless of the apartment’s standard or location (exceptions apply only in the event of death). Skyview Byggare AB reserves the right to choose a new tenant.

Written notice of termination must be sent to Skyview Byggare AB.

The tenant is obliged to show the apartment to interested parties during the notice period.

Before moving out, the tenant will be contacted for a move-out inspection.

Move-out must take place no later than the last day of the month when the notice period ends.
